Pool Builders in Lafayette and Moraga

In Lafayette, a new pool goes through the City for zoning and planning, then Contra Costa County Building Inspection for the building permit and inspections. Many lots are sloped and wooded, so the questions are usually where a level pool fits, how equipment gets in, and which oaks are protected.

Two agencies, in order

  1. City of Lafayette planning. Zoning, setbacks, and any hillside or design review that applies to the lot.
  2. County Building Inspection. Plan check of the structural, plumbing and electrical drawings, then inspections through final.

Hillside lots from the 1960s

Lafayette's typical home dates from around 1960 (Census ACS), built on hillside lots long before anyone planned a pool. Expect retaining walls to make a level pad, an engineer's look at the slope, and drainage designed so pool-deck runoff doesn't head for a neighbor. Hillside pools

Protected oaks and the dig

Lafayette's tree rules protect native trees from 12 inches in diameter, and riparian trees from 6 inches. Pool excavation, trenching for gas and electrical lines, and crane setups all happen near roots; a pool location that respects the root zones avoids a permit fight and keeps the shade you bought the house for.

When a smaller pool is the right answer

On a steep or tight Lafayette lot, a plunge pool or narrow lap pool on one engineered terrace can cost far less than a full pool with tall walls. Small and plunge pools

Moraga

Moraga lots are a mix of flatter valley parcels and hillside streets. The same County plan check applies; check the Town's planning requirements and any HOA before design is final.
